Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Gelco Crown Repair: The Tampa Owner’s Guide

Gelco crown repair in Tampa typically runs $425 to $900 installed, depending on crown damage extent and whether we’re rebuilding, resurfacing, or sealing. We stock Gelco crown repair materials and most jobs are done in one visit, usually within 3 to 5 business days of your call.

Most Tampa homeowners discover a failing Gelco crown the hard way: water stains running down the brick face after a summer downpour, spalling brick (the surface flaking off), or mortar crumbs on the hearth after a windy afternoon. The crown is that sloped concrete cap on top of your chimney, and when it cracks, water gets in everywhere else. In Tampa, the humidity and afternoon thunderstorms mean every crown crack gets exercised daily. We see crowns fail faster in Hyde Park than almost any other neighborhood, simply because those older homes have chimneys that have baked and soaked for decades.

Which Gelco Models This Applies To

Gelco builds cast-in-place concrete crowns, which means the crown pours and forms as a single slab on top of your chimney rather than arriving pre-cast in a warehouse. The repair materials we use, Gelco’s crown seal and rebuild systems, work across the full cast-in-place line. If you have a Gelco crown, the key identifier is the drip edge: a properly built Gelco crown overhangs the brick by at least 2 inches, and that overhang is what channels rainfall away from the masonry.

Rather than chasing a model number, we verify compatibility two ways. First, we measure the crown’s thickness and overhang at the chimney top. Second, we photograph the existing surface and check for the bond break material Gelco specifies between crown and flue tile. Most Gelco crowns in Florida were installed on masonry fireplaces and masonry flues; if you have a factory-built metal chase with a concrete crown cap, you’re usually looking at a different system, and we’ll tell you that plainly before recommending anything.

OEM Gelco crown repair materials are what we stock and prefer, because the mix, cure time, and expansion behavior were designed to work together with the original crown pour. Aftermarket crown sealers exist, and some are fine for small hairline cracks, but we have seen six Tampa chimneys in the past three years where a generic silicone crown sealer peeled off a Gelco crown within eighteen months because it couldn’t handle the thermal cycling between a hot Florida attic and a cold morning rain. When you call us, we’ll tell you which material matches your crown situation, and the written price covers the material we actually install.

Signs Your Gelco Crown Repair Is Failing

  • Water stains on the brick below the crown. This means the crown is letting water through or under the edge, and the water is running down the inside face of the chimney before it shows on the outside. By the time you see the stain, the crown has been leaking for a while.
  • Spalling brick or flaking masonry surface. Tampa’s freeze-thaw cycles are gentle by northern standards, but the real culprit here is salt air and humidity. Water soaks in, expands as humidity does its thing, and the brick face pops off. The crown is almost always the entry point.
  • Cracks wider than a credit card. Cracks happen. Hairline cracks happen in every concrete crown in Florida. What matters is width and direction: a crack you can slide a credit card into, or cracks radiating from the flue tile, mean the crown is separating and will only get worse.
  • White chalky residue (efflorescence) on the crown or upper brick. That’s mineral salts flushing out of the masonry as water moves through it. It tells you water is actively moving through the crown, even if you haven’t seen a drip yet.
  • Damp smell or musty odor near the fireplace after rain. The crown failing doesn’t always show outside first. Sometimes the first sign is the smell inside, which means water is getting down into the firebox or the chimney structure and hasn’t had a chance to dry out. In Tampa’s ninety percent summer humidity, it may never fully dry.

Replacement Cost & What’s Included

Gelco crown repair in Tampa runs $425 to $900 installed. The range breaks down like this:

  • Seal and small crack fill: $425 to $550. We clean the crown surface, chase out hairline cracks, fill with Gelco-compatible repair compound, and apply two coats of crown seal.
  • Resurface a deteriorating crown: $550 to $750. We remove the failing top layer, patch structural voids, and re-slope the crown to a proper pitch so water runs off. Then we seal it.
  • Full rebuild from the brick up: $750 to $900. We form and pour a new Gelco-style crown with proper overhang and drip edge. This is what most Tampa chimneys need when the crown has been leaking for years.

Every Gelco crown repair includes the same written price before work starts, our 365-Day Done Right Promise, and before-and-after photos so you can see the crown we saw and the crown we left. We don’t do verbal quotes, and we don’t find a surprise once we’re on the roof. The price on the written estimate is the price on the invoice.

DIY or Call Us?

You can safely inspect a Gelco crown from the ground with binoculars or a phone camera on zoom. Look for cracks, spalling, and missing overhang. You can also check the firebox after a heavy rain for damp spots. Those checks are free, safe, and smart.

What we don’t recommend is getting on a ladder with a bucket of crown sealer from the hardware store. Chimney crowns sit at roof height, often on a slope, and the surface you’re trying to repair is the thing you’re standing next to. Fall risk aside, a DIY seal job doesn’t fix the pitch or the drip edge, and those are the two things that actually make a Gelco crown work in Tampa weather. If the crown has structural cracks or the overhang is wrong, sealing it is just buying a few months.

If you want a clear answer and a photo of exactly what’s happening up there before you spend anything, call (850) 790-3475 and we’ll take a look. Cory Mitchell has spent enough time on Tampa roofs to know that the safest crown repair is the one where nobody’s on a ladder who wasn’t trained to be there.
